The Phoenix maintenance year
About 3,960 cooling degree days and 1,200 heating degree days (NOAA normals; dry climate zone 2B). The window for a tune-up is narrow and early:
- February–MarchThe cooling tune-up. Book it before the first 95°F day, which arrives in April. Coil washed, capacitor tested, charge set, static recorded.
- April–JuneDry heat builds to 110°F+. Systems run 12 hours a day. Tune-up slots vanish by mid-May.
- July–SeptemberMonsoon. Dust storms pack condenser coils in an afternoon; humidity arrives and the drain line matters for the only time all year. Rinse the coil after every storm.
- OctoberHeating-mode check on a heat pump; burner and exchanger check on a rooftop gas/electric unit before the first frost night in December.
- Every 30 days, April–SeptemberFilter. Desert dust and a system that runs half the day: monthly, not quarterly.
What dust does to a condenser
A Phoenix condenser coil after one monsoon haboob wears a felt of fine dust across every fin. The coil cannot reject heat; head pressure climbs; the compressor draws more amps and runs hotter, in air that is already 115°F. That is the mechanism behind most August compressor failures in the Valley, and it starts with a coil that was not washed.
The homeowner half is a garden hose: power off at the disconnect, rinse from inside the cabinet outward, after every dust storm. The tech half is a chemical coil clean at the spring visit, which recovers the capacity a hose cannot. Rooftop packaged units in central Phoenix, Tempe and Glendale need the tech to do both — the coil is on the roof and nobody rinses it.
A Phoenix tune-up, item by item
- Condenser coil
- Chemical clean, fins combed where hail or dust-storm debris bent them.
- Run capacitor
- Measured against rating; replaced if more than 10% low. Heat is what kills capacitors and this is the hottest place they live. Replacing a weak one in March is the cheapest repair on the calendar.
- Refrigerant charge
- Superheat and subcooling on a running system, corrected for outdoor temperature. Rooftop line sets flex and bake; a leak found in March is a leak, not an August outage.
- Contactor and wiring
- Pitted contacts, sun-baked insulation, the disconnect. UV destroys outdoor wiring here.
- Blower and fan motor amps
- Recorded. A rising amp draw is a bearing on its way out.
- Static pressure and temperature split
- The duct system's report card. Leaky attic ducts in a 140°F Valley attic are the other half of "weak cooling."
- Roof curb and cabinet (rooftop units)
- Curb seal, panel screws, bird and pack-rat nests in the cabinet. Nests are a real Phoenix line item.
- Thermostat and heat-mode test (October)
- Heat pump reversing valve, defrost, strip staging; rooftop gas section burners, flame sensor, exchanger.
Where in the Valley
Coverage is the City of Phoenix and the Maricopa County cities around it: Mesa, Chandler and Gilbert; Tempe and Scottsdale; Glendale, Peoria, Surprise, Goodyear and Avondale, plus Ahwatukee, Arcadia and the north Phoenix corridor. What the visit looks like depends on the roof: 1970s–80s ranch homes in central Phoenix, Tempe, Glendale and older Mesa have rooftop packaged units that need a ladder, a coil wash nobody else will do, and a curb check; 1995-onward stucco homes in Gilbert, Surprise, Goodyear and Avondale have side-yard split heat pumps, usually on the west wall where they run hottest and need shade as much as service.
Shade, the west wall and the cabinet
Two things a Phoenix tune-up should note that have nothing to do with refrigerant. First, where the condenser sits: a unit on the west wall of a Gilbert or Surprise stucco home takes full afternoon sun and runs with inlet air 10–15°F hotter than one on the north side. A shade structure that does not block airflow, or a relocation at the next replacement, is worth the conversation. Second, what is living in the cabinet: pack rats and birds nest in rooftop packaged units and ground condensers over the winter, chew low-voltage wiring, and block the fan. The spring visit opens the cabinet and clears it; a unit that starts the season with a nest in it is a June fan-motor call.
SRP pays for the duct half
Salt River Project's Duct Test and Repair Rebate covers 75% of duct testing and qualified repairs, up to $400, when done by a BPI-certified participating contractor — and duct leakage is the thing a static-pressure reading at the tune-up most often exposes in older Valley homes. SRP also pays up to $100 in bill credits plus $25 a year for enrolling a smart thermostat, and APS customers get up to $85 in the first year through Cool Rewards. What maintenance costs in Phoenix
Mid-range labor; rooftop access adds a little. The test of any plan is whether it lists what is measured.
